National Market Snapshot
Across the U.S., the housing market is shifting.
Inventory is up more than 20 percent year-over-year, giving buyers more options than they’ve had in years. Price cuts and delistings are increasing, especially in the South and West, as sellers adjust to more balanced conditions.
At the same time, major metros like New York and Los Angeles are holding steady, showing that demand remains strong in top-tier markets.
The real headline is interest rates. Mortgage rates have dipped, and one of my preferred lenders is offering a special 5.750% rate for qualified buyers, the most attractive financing environment we’ve seen in five years. A single percentage point drop can add tens of thousands of dollars in purchasing power, often the difference between settling and securing the home you truly want.
Atlanta’s Real Estate Moment
While some markets are cooling, Atlanta continues to surge. Since 2010, home values have risen 131 percent. Our population has grown by 19 percent, and in the past year alone, more than 74,000 jobs were added.
Atlanta is ranked the number one city to start a career, home to the highest share of Black-owned businesses in the nation, and recognized as one of the strongest metros for both luxury and multifamily investment.
From Buckhead’s skyline high-rises to Midtown’s historic gems to North Atlanta’s estates, Atlanta offers something rare, a city that combines global opportunity with local affordability.
My Take
Nationally, the market is moving toward balance. Buyers have more leverage, sellers must price smart, and inventory is healthy. But in Atlanta, momentum is undeniable. Combine our growth with easing rates, and you have the best buying window in five years.
The time to act is now. Atlanta’s future is being built right before us, and those who move today will be ahead of the next wave of competition.
